1. Payment:

   • All reservations will be charged in full one week before the day of arrival.

2. Cancellation Window:

   • Reservations may be canceled up to the day before arrival (see Refund and Credit Options below).

   • Cancellations made on the day of arrival are not eligible for any refund or credit, regardless of the reason.

3. Refund and Credit Options:

   • Cancellations made after you have been charged and prior to the day of arrival are eligible for:

     • either a 50% refund, or

     • a 100% credit for use within one year of the original stay date.

The cancellation policy applies to cancellations for any reason, including flight delays or cancellations, road closures, inclement weather, sickness, or other medical emergencies, or any other reason outside of The Rochester Hotel’s control.

Check-in time is 3pm. You are welcome to arrive early to leave your bags, but your room may not be available until 3pm.

Check-out time - 11am. Late check-out may be available upon request for a fee of $20/hour until 3pm. After 3pm 100% of room rate will be charged.

All outstanding balances and tabs are settled at checkout. We accept credit cards only.

When you book online with us, our system keeps your card on file to cover any room charges and damage. Missing items, excessive soiling, or damage to furniture, linens, carpets, and other property will be assessed and then billed to the customer at our replacement cost, which may include labor costs. We will always try to be transparent in our communication about damage to rooms.

We offer 8 free parking spaces exclusively for our guests in the alley behind The Rochester Hotel. Once these spaces are full, please request a parking pass from our host.

• Hang the parking pass visibly on the rearview mirror of your vehicle.

• The pass grants access to the municipal parking lots on either side of The Rochester Hotel.

• Please return the parking pass before you check out.

No smoking of any kind anywhere on the property, including the courtyard. Smoking anywhere on the property will result in a $175 cleaning and smoke damage charge.

Children are welcome at The Rochester Hotel, provided we are advised of your intended occupancy at the time of reservation and your children are properly supervised by a responsible adult at all times.

Quiet hours are from 10:00pm to 6:30am. During this time, we ask that you respect your neighbors and keep noise to a minimum. If we have to repeatedly ask you to quiet down, we will then ask you to leave the property and no refund will be given.

We are not responsible for damaged, lost, or stolen property.

The Rochester Hotel is a pet friendly hotel; however, we can accommodate dogs only on a limited basis. 

• We have two (2) pet friendly rooms available. If you do not see a Pet Friendly King room listed on our booking site, we are unfortunately not able to accommodate any more dogs at that time (with the exception of ADA-compliant Service Dogs). 

• We do not have weight or breed restrictions - all are welcome!

• We have dog beds and food/water bowls available - just let us know if you’d like them in your room for your arrival!

Advance notice by guests traveling with dogs is required. Please call us at 970.764.0035 or email us at stay@rochesterhotel.com prior to booking to ensure we have pet friendly accommodations available over your desired dates.

Service Animals: Under federal ADA laws, Service Animals are not subject to standard pet fees - though we are happy to know about them in advance! 

Emotional Support Animals: Emotional Support Animals or Comfort Animals are not considered service animals under the ADA and will be subject to our standard pet fees and property restrictions.

ROCHESTER HOTEL PET POLICY

The following is the Rochester Hotel’s Pet Policy Agreement. Guests traveling with pets are required to sign our Pet Policy Agreement prior to check-in:

1. Due to allergies, no cats are allowed on the property (neither are birds or exotics). 

2. The property is limited to two (2) pet-friendly king rooms. Limit of two (2) dogs per room.

3. Prior to check-in, guests must declare/register each dog and/or ADA-compliant Service Dog by providing full information and signature on a “Pet Policy & Agreement.” 

   • If a guest arrives with a dog (with the exemption of an ADA-compliant Service Dog) and has not booked pet-friendly accommodations, they will automatically be charged a $150 fee per dog. 

   • Guests keeping unregistered animals may also be asked to leave the premises, thereby forfeiting all prepaid costs. 

4. Dogs must never be left unattended on hotel property (even in a kennel/crate). There is a $150 fee for unattended dog(s) in any hotel room or courtyard area.

5. Well-behaved dogs are welcome in hotel common areas, but must be kept on a leash at all times. Dogs are not permitted on hotel furniture. 

6. The dog and/or ADA-compliant service dog must be removed from the room for housekeeping (when required)

7. The guest is liable for the health, safety, and welfare of their dog at all times

8. Additional fees may be added, determined solely by management, for any and all damages discovered prior to or after departure, including but not limited to: pet odor and stains, repair or replacement of hotel property, excessive and/or exceptional cleaning or extermination charges, loss of hotel revenue caused by the dog, including ADA-compliant service dog.
   

Our Wi-Fi is complimentary to all guests and it is fully accessible throughout the property.

Durango is located at 6,522 feet above sea level. We find the best way to enjoy the high altitude is to remain hydrated by drinking plenty of water.

Our high altitude climate tends to fluctuate significantly day-to-day, so be sure to bring appropriate clothing with you. No matter when you are visiting, it is a good idea to bring plenty of warm layers and a rain/snow-proof shell and waterproof boots.
